POSITION SUMMARY: The Building Maintenance Specialist is responsible for maintenance service requests and handling any necessary repairs and any required building inspections at all CND buildings. The Building Maintenance Specialist is thorough, detail oriented and undertakes the responsibility to preserve the good working order and functionality of the building and premises. You will perform maintenance tasks of a great variety to include, but not limited to, painting, drywall, plaster, flooring, HVAC repairs, building inspections, electrical, plumbing. ventilation, pest control and wiring. The Building Maintenance Specialist is trained in all forms of building maintenance technology, local governance, building maintenance codes and OSHA building health and safety standards.
ESSENTIAL FUNCTIONS:
- Evaluate and inspect all worksite service requests.
- to determine necessary maintenance work needed.
- Responds to all maintenance service requests.
- Responsible for performing ongoing facility maintenance and completing repairs on equipment. Service maintenance requests can include, but are not limited to, fixing machinery, plumbing, HVAC, electrical, wiring, lighting, pest control, alarm systems, cleaning of spills, and ventilation.
- Order tools, supplies, and materials for any maintenance projects assigned.
- Performing preventative maintenance and emergency repairs.
- Escalates worksite issues to management and recommends solutions.
- Conduct routine maintenance checks and building inspections, ensuring compliance with health and safety standards and local governance or accreditation body requirements.
- Survey Building(s) regularly to ensure they meet health and safety standards and any local governance or accreditation body requirements.
- Undertake activities of pest control such as spraying insecticide.
- Conduct general upkeep procedures (e.g., landscaping) and other tasks as assigned (painting, carpentry, etc.)
- Perform quality checks on HVAC, air conditioning, plumbing, and electrical systems.
- Perform and assist with any building inspections and problems including working with any required local governance inspectors or accreditation body requirements.
- Oversee Fire Equipment for the Livingston location, including but not limited to Fire alarm and equipment contact person, equipment maintenance, having equipment serviced, annual fire equipment, and safety inspections required by local governments.
- Coordinating deliveries from vendors and suppliers.
- Keep and maintain an inventory of cleaning and/or repair supplies.
- Exterior maintenance includes but is not limited to keeping sidewalks, ramps, and entrances clear of debris and obstructions, winter weather snow removal, and treatment (s) of sidewalks, entrances, and handicap ramps.
- Additional job responsibilities include but are not limited to ensuring workspaces are prepared for the next day by taking out the trash, tidying offices, wiping down mirrors, glass surfaces and windows (inside & outside), dusting surfaces, vacuuming, sweeping, mopping floors, washing, and sanitizing toilets, sinks, hard surfaces and restocking disposables. Also, maintains outer premises including shoveling snow, and disposable of any hazardous material of all locations.
- Performs other duties assigned by the Supervisor VP/COO and CEO.
SKILLS AND ABILITIES:
Construction skills include carpentry, painting, masonry, plumbing, electrical, roofing, and welding. Contribute to the routine upkeep of a building and premises. Advanced critical thinking and problem-solving skills for fixing maintenance issues. Administrative skills for ordering supplies, handling records, and scheduling maintenance inspections. Physical strength and dexterity to lift, move, and handle equipment. Stamina to deal with hours of standing or walking. Strong verbal and written communication for discussing maintenance issues. Ability to work in extreme hot or cold conditions. Organizational and time management skills.
Additional Qualifications:
Education: High school diploma or equivalent; associate degree preferred. Certificate in building maintenance technology or relevant field preferred. Up to date on the latest building maintenance codes and OSHA regulations.
Other Requirements
Must possess a valid Ohio driver’s license; must pass a criminal background check and a pre-employment drug screen and be fully COVID-19 vaccinated.
